Mobilehome Park Overlay Zoning

The Board of Supervisors directed Planning Division staff to create a new Mobilehome Park Overlay Zone and Senior Mobilehome Park Overlay Zone for existing mobile home parks in the unincorporated county.

  • The Mobilehome Park Overlay Zone prevents the redevelopment of mobilehome parks. Only land uses related to the operation of mobilehome parks are allowed in the Mobilehome Park Overlay Zone. All of the unincorporated county’s mobilehome parks are in the Mobilehome Park Overlay Zone.
  • The Senior Mobilehome Park Overlay Zone is applied solely to the County’s eight senior mobilehome parks (see map below). At least 80% of the spaces in these parks must be occupied by at least one resident 55 years of age or older. Senior mobilehome park owners or management may apply additional occupancy restrictions.

 

Both Overlay Zones were approved by the Board of Supervisors on December 10, 2019. The documents from the Board hearing are available here, including the adopted ordinances. The recording of the Board hearing is available here (Item #47).

Senior mobilehome parks will be asked to certify their compliance with the requirements of the Senior Mobilehome Park Overlay Zone. Park management representatives for the eight senior mobilehome parks will be provided with documentation to be returned to the County.
